ML: Magnusson Architects’ 1070 Anderson Avenue in the Bronx

1070 Anderson Avenue, designed by Manhattan-free-based Magnusson Architects is an 8-story affordable puting up development in the Highbridge section of the Bronx that will offer up 41 units in a variety of studio and one-, two-, and three-bedroom configurations. The $12 million tower’s design is inspired by principles of Art Deco and gets up as a south-confronting L, increasing the reach of instinctive light into each apartment and likewise making a 6000-square-foot courtyard for residents to savour. Greenish roofs decorate the seventh- and eighth-floor setbacks, while low-toned-E, Energy Star-indorsed windows, an effective rooftop boiler, and uninterrupted exterior insulation will take aim to lour the building’s utility bills. Other light-green features admit low-toned-VOC paints and materials, treble affluent toilets, CFLs, and Kone Ecospec elevators. The building’s lobby lets in local plants and shrubbery that will have water from a rainwater collection system. Developer Modern Destiny Housing is considering applying for a LEED Fluent rating, but will participate in NYSERDA’s Multifamily Building Performance Program for Modern Construction, which brings home the bacon fiscal incentives to affordable puting up developers that comprise energy-preserving features into their projects. Itzhaki Properties betrayed the 41,000-square-foot development site to Modern Destiny backward in May for $1.65 million, or $40 per buildable square foot. Construction broke in ground last fall on another low-priced housing project designed by Magnusson: the 80-unit Atlantic Terrace development in Brooklyn. 1070 Anderson Avenue [1] (World Architecture) Atlantic Terrace [2] (gbNYC) Magnusson Architects [3] ML is unretentive for our hebdomadary Monday LEEDoff™ column, which typically profiles a unlike LEED project in general in (but not confined to) the Young York City area.
